Remodel

The first 3 exterior shots are from an ocean front remodel in Tierra Del Mar. The entire interior and exterior were rebuilt to save this first class beach cabin from the weather damage it was sustaining due to materials not suited to the area being used by previous builders. The cedar shingles we use are an excellent siding as they are always watertight in the Oregon Coast extreme weather.

The final exterior shot is of a 2 story addition to one of the Shorepine neighborhood's single family residences. This is one of the few additions ever completed in this tight knit community. During construction every consideration was given to the neighbors as heavy equipment and supplies were implemented. We worked hard to ensure that we caused as little disturbance as possible. The new video room exterior walls were lined to cut down on noise pollution as neighbors are so close by.

During the time we have been in business, we have survived three recessions and remodels have always been our bread and butter. It takes careful planning and care to tear into a clients home while they are living there. Special equipment, like zip walls that help create a temporary barrier between construction and living, are part of our arsenal. Two hydraulic dump trailers also allow us to load demolition debris and get it off site ASAP. Owning our own equipment also saves on overhead keeping our costs competitive. We specialize in window and door replacement, siding, decks, kitchens, baths, custom woodwork, fireplaces and much more. As with new construction, communication with the homeowner is crucial and we pride ourselves on the relationships we develop with our customers.

Oregon Coast Building Practices

Building on the Oregon Coast presents its own unique set of challenges. For the home to withstand the wind, rain and cold, the structure has to be completed as a system, creating an envelope of protection for the home. Specialty building materials are required for the humidity and ever changing climate, developing the framework for the home that will last generations. One hundred percent hands on through the completion of the project; our experience with the ever changing climate provides results.

In comparison to building inland, more detail is required to complete the process, due to the variance of conditions in the coastal region. With rivers, bays, creeks, streams, the ocean, water runoff, drainage, and the rain, water and its effects on a home is given great consideration throughout the entirety of the process. Procedures are in place to provide the greatest possible protection from the weather and changing conditions throughout the build, as being prepared for changing conditions is key to building on the Oregon Coast.

Specialty Building Materials:

  • Stainless Steel nails and fasteners for siding and decks
  • Galvanized framing and finish nails for interior
  • We use plywood sheathing, not OSB
  • 15 lb. felt or a Rain Screen system for siding
  • Hardy plank siding/Western red cedar shingles
  • Anderson doors
  • Milgard Windows
  • Engineered hardwood floors/Vinyl plank floors

Coast Climate

Weather of all types, ranging from mild, moderate temperatures in the 60's with little to no rain that lead into wind and rain storms that seem to last for days. The marine west coast climate brings us warm summers and cool winters, with not too large of variance, and the precipitation is generally dispersed throughout the year as opposed to long periods of dry in the summer. Humid much of the time, the water saturation levels and moisture levels stay high, even in the summer when the rain is light. There is occasional snowfall that reaches to the Pacific, but usually does not last long. Even with the rain, the coast provides unique moderate conditions that evoke thoughts of paradise, and generally is thought of highly by those who live here.
